You are starting a job or an assignment in Monaco. You are looking for somewhere to sleep in the coming months, before you settle for good or for the length of your contract.

This guide explains how to organise your commute and your formalities. The rental contract, the *bail mobilité*, a French furnished lease of 1 to 10 months, is detailed in the complete guide to the bail mobilité.

01How many Monaco employees live in Nice?

According to the IMSEE 2025 Employment Observatory, Monaco's statistics institute, more than 16,000 private-sector employees in Monaco live in Nice. That is one in four private-sector employees in Monaco. The figures were reported by Monaco Tribune on 7 May 2026.

02How do you get from Nice to Monaco?

By train. The TER links Nice and Monaco Monte-Carlo. According to SNCF TER Sud, the line runs 65 return trips a day, with an average journey of 20 minutes.

By car. From the Les Piafs des Collines apartment, Monaco is 22 minutes away, outside traffic.

By bus and tram. Bus 60 stops 50 m from the home. It connects with tram line 2 at Magnan, which serves central Nice, including the Jean Médecin stop.

A private parking space within the grounds is included in the monthly price. If you combine car and train, your vehicle stays within the villa's enclosed grounds.

03What formalities are needed to work in Monaco?

Hiring an employee in Monaco goes through the employer. According to the official portal monentreprise.gouv.mc:

  • the employer files its job offer with the Service de l'Emploi;
  • it fills in, with the employee, the "Demande d'autorisation d'embauchage et de permis de travail";
  • once approvals are granted, the employee receives a work permit and social security registration numbers.

Your future employer knows this procedure. Ask for the timetable. It often sets your arrival date, and therefore the move-in date of your home.

04Where do you pay tax when you work in Monaco and live in Nice?

Your tax situation depends on your tax residence, assessed under article 4 B du code général des impôts, and on your nationality. Tax relations between France and Monaco are governed by the convention signed on 18 May 1963.

Your local tax office (service des impôts des particuliers) or a tax adviser will tell you what applies to your case.

05Why take a transition home in Nice?

Finding a long-term home takes time: viewings, application, guarantees. A lease of 1 to 10 months lets you start your job without waiting.

You discover the neighbourhoods, you test your commute to Monaco, then you choose where to settle next.

If you are hired by a new employer, check your reason before signing: the law covers professional transfer and temporary assignment, not hiring as such, and the lease in your employer's name remains possible from 3 months (both routes are explained here).

06What is the apartment like?

  • Two terraces of 10.58 and 15.75 m², overlooking the Baie des Anges (Bay of Angels).
  • A private parking space within the villa's enclosed grounds.
  • Two bedrooms of 13.91 and 12.88 m², one of them for a relative who visits you.
  • Fibre internet installed.
  • A laundry veranda with washing machine and tumble dryer.
  • A shared pool, at set hours.

In the evening, you come back from Monaco and find the sea again from the terrace, this time on the Nice side.

07How do you prepare your housing request?

Give your start date, the length you want and who pays the rent. If it is your employer, give the company name.

Ask whether the apartment is free on your start date.
